What home insurance does (and doesn’t) cover

November 14, 2020

What home insurance does — and doesn’t — cover

Getting homeowners insurance when you purchase a house is a non-negotiable. But while standard home insurance policies provide a high level of coverage and protection, they don’t cover everything — and in order to protect your home (and your investment), it’s important to understand what potential issues might fall outside your home insurance umbrella.

Here are a few things that you may be surprised to learn that your homeowner’s insurance doesn’t cover:

  • Floods. While home insurance typically covers water issues like burst pipes, if your home is flooded due to a hurricane or excessive rain, most standard home insurance policies won’t cover the damage. In order to get coverage, you’ll need to purchase additional flood insurance.
  • Earthquakes. Similar to floods, most standard home insurance policies don’t cover earthquakes—so if you want coverage, you’ll need to buy a separate earthquake insurance policy.
  • Renovation damage. If you’re doing major renovations on your home—like gutting the interior or replacing the roof—most home insurance policies won’t cover the damage. If you want to protect yourself in the case of damage caused by the contractor, you’ll need to purchase a renovation policy.
  • Termites. Pest control and insect infestations can be prevented with proper maintenance, so the cost to remove termites and repair their damage is generally not covered by your homeowners insurance.

So, what does this mean for you? If you’re thinking about buying a home, it’s important to understand the limits of your home insurance policy, and that you purchase additional coverage or maintenance agreements when necessary to protect your home.

TESTIMONIALS

"From start to finish, Russ Fortuno was “a class act.” It started with his online Home Buyer’s Guide which was helpful to me, a first-time, out-of-state buyer. His new listing email notifications were timely and helped me get familiar with the Green Valley properties that fit my budget. Then when I was ready to buy, he represented me as a buyer’s agent. He professionally led me through the entire process with great knowledge of the available properties, as well as the subsequent offer and purchasing process. I found Russ to be very clear and direct. He went above and beyond what I expected. Even after the closing, he arranged the removal of some unwanted furniture and helped me identify cleaning and painting services in the area, something few other agents would do. I would highly recommend his services to anyone without reservation!"

"Or home buying process took about 5 months and Russ was there for us the whole time. Never pushy always ready with advice and options. When we finally found the perfect place he was always on top of every detail and kept us informed and prepared for each step. Russ provides an extraordinary real estate experience for his clients. Professional, knowledgeable and ready to answer all our questions honestly and quickly. He was a joy to work with."
- D.H., Green Valley AZ
"Russ Fortuno not only made our Green Valley AZ home purchase happen, he made it easy. We live in Eastern Washington and wanted to buy a vacation home in Green Valley but were apprehensive about buying a property without physically seeing it. Russ made the process easy. He supplied us with walk-through videos of every property we showed interest in, paying special attention to any issues the property might have. By the time we actually saw the property we were purchasing, we felt like we had been there a number of times. Russ walked us through the buying process from beginning to end! We highly recommend Russ and will use him for all or our real estate needs."
- D.W., Chattaroy, WA
