4 hidden costs of not owning your own home

4 hidden costs of not owning your own home

There’s no arguing there’s costs associated with owning a home. But the opposite is also true; there are also definite costs associated with NOT owning a home.

The benefits of buying vs. renting has always been a hotly debated topic, with most people believing that — at least in the short term — renting is more cost effective.

But most people don’t consider the hidden costs of not owning a home and sinking all of your money into your rental. Here are four sneaky ways that not owning a home will cost you:

1. Your pricing is never guaranteed

When you own a home, there are no surprises when it comes to your monthly housing costs. Once you lock in your mortgage, your payment will remain constant throughout the length of your loan (unless you decide to refinance in the future). The stability of having a mortgage gives you the peace of mind of knowing what to expect each month — and not having to worry about unpleasant surprises that completely throw off your budget.

When you don’t own a home, you’re at the mercy of your landlord; they can (and often will) change the price of your rent often to keep up with market prices.

2. Investing in home improvement is a lost cause

Everyone wants to feel comfortable in the place they call home — whether they own or rent. When you own a home, making the improvements necessary to make your home feel comfortable makes sense. Whatever you do to improve your home will only increase the value, making it a sound investment choice.

But when you don’t own your home, making improvements to your home is like throwing money away. If you paint your walls or hang too much art on the walls, you’ll likely have the cost of getting the property repainted deducted from your security deposit when you move out. Some landlords might not even allow you to make any improvements or changes at all.

3. You can’t always get what you want

When you own a home, you get to choose the services and amenities you enjoy. You can choose between satellite and cable television. You can choose which service providers you want to work with. You can install solar panels if you want to save money on energy costs.

When you rent a home, you’re locking into the services and amenities that are tied to that property. Your landlord gives you a list of approved vendors you have no choice but to work with – and often times, those vendors aren’t the most effective or cost-efficient.

4. You’re not building any wealth

Perhaps the biggest cost of not owning a home is the fact that you’re not building any wealth.

When you rent a home, you’re giving your money to someone else; you’re paying for the right to live there for a predetermined period of time. When that predetermined period of time is over, you walk away with nothing; all of that money is gone.

When you own your home, every time you make a mortgage payment, you’re paying down your loan and building equity in your home. This is one of the fastest and most efficient ways to build wealth — and is a significantly better investment than throwing your money away on rent every month.

You already know that buying a home is a better investment. But when you factor in all the hidden costs of not owning a home, it might be the less expensive one as well.

TESTIMONIALS

"Russ Fortuno not only made our Green Valley AZ home purchase happen, he made it easy. We live in Eastern Washington and wanted to buy a vacation home in Green Valley but were apprehensive about buying a property without physically seeing it. Russ made the process easy. He supplied us with walk-through videos of every property we showed interest in, paying special attention to any issues the property might have. By the time we actually saw the property we were purchasing, we felt like we had been there a number of times. Russ walked us through the buying process from beginning to end! We highly recommend Russ and will use him for all or our real estate needs."
- D.W., Chattaroy, WA
"Russ Fortuno is an exceptional real estate professional. He is personable, responsive and really knows the Green Valley real estate market. Additionally, Russ is a strong buyer’s advocate, good listener and business professional. He gave his honest opinion on places and did not push in any way. Living in Northern California, we required an agent who has a spectrum of knowledge about Green Valley as well as being able to navigate a transaction via long distance. Trust is key in all real estate business but really was crucial with our purchase. Russ showed us many properties prior to COVID, we ended up putting an offer on a property that we didn’t see until the inspection was completed. Having trust in Russ made our long distance home purchase possible. It was a little scary doing business this way but I can say that we are very happy with our condominium and Russ made such a purchase smooth and a relatively easy process. I whole heartedly recommend Russ to anyone seeking real estate in the Green Valley area, we will use Russ for all our future Green Valley real estate business."
- S.M., Redding CA
"Russ is the best agent on the planet, bar none! He came highly recommended to me and I suggest everyone should work with this stellar man. Russ is a fantastic negotiator. I don’t think another agent would have been able to seal this deal as well as Russ. He knows when to back off and when to apply pressure. Russ is always a gentleman and treats everyone with respect. He has a good sense of humor and although a bit dry, he really makes you chuckle when the chips are down. I came to Green Valley hoping to have an accepted offer on a house in one week. Russ did it! And, my house is very special. Plus I was on a tight budget. Russ has the patience of a saint and will answer a dumb question 4 times over if need be. His knowledge of local contractors and laws specific to your purchase is more than helpful. Russ has a great knowledge of the area in general and he works to find you just what it is you are looking for. Russ listens. Rare quality in a man, hu? And, he’s a dog lover! "
