What home insurance does (and doesn’t) cover

November 14, 2020

What home insurance does — and doesn’t — cover

Getting homeowners insurance when you purchase a house is a non-negotiable. But while standard home insurance policies provide a high level of coverage and protection, they don’t cover everything — and in order to protect your home (and your investment), it’s important to understand what potential issues might fall outside your home insurance umbrella.

Here are a few things that you may be surprised to learn that your homeowner’s insurance doesn’t cover:

  • Floods. While home insurance typically covers water issues like burst pipes, if your home is flooded due to a hurricane or excessive rain, most standard home insurance policies won’t cover the damage. In order to get coverage, you’ll need to purchase additional flood insurance.
  • Earthquakes. Similar to floods, most standard home insurance policies don’t cover earthquakes—so if you want coverage, you’ll need to buy a separate earthquake insurance policy.
  • Renovation damage. If you’re doing major renovations on your home—like gutting the interior or replacing the roof—most home insurance policies won’t cover the damage. If you want to protect yourself in the case of damage caused by the contractor, you’ll need to purchase a renovation policy.
  • Termites. Pest control and insect infestations can be prevented with proper maintenance, so the cost to remove termites and repair their damage is generally not covered by your homeowners insurance.

So, what does this mean for you? If you’re thinking about buying a home, it’s important to understand the limits of your home insurance policy, and that you purchase additional coverage or maintenance agreements when necessary to protect your home.

TESTIMONIALS

"100% full service. Russ walked us through each step making sure we understood the process. He was very patient with us when we fumbled a bit with DocuSign. Russ was a pleasure to work with and we highly recommend him. There’s really not a lot more we can say except that the purchase of our condo went so fast and smoothly… all due to Russ!"
- S.H., Green Valley AZ
"Russ was impressive from the first moment we met him. We were looking at a property in a complex where he just happened to be previewing a unit. We asked if he was a real estate agent and he dropped what he was doing to show us some properties in the same complex. From that moment forward he was attentive, responsive and showed us that he knew the area and was helpful in looking for the right property for us. He got us through the process with ease and even went the extra mile in the offer process to make sure we made the best effort to secure our choice. Can’t say enough about him. Russ is truly a professional in the best sense of the word. "
- M. L., Green Valley AZ
"It’s hard to know where to start. Russ walked on water for us. He must memorize every listing the morning it lists. He knew exactly what we wanted and found our perfect house the morning it came on the market. We came from northern Washington and had already checked several other communities before deciding on this area, and Russ refined our search to meet our needs. Russ was prompt, quick to respond to our phone calls, always kept us in the loop, and just a pleasure to work with. He was on top of every detail and brought us to closing a day early. Yay Russ!"
- C. C., Sahuarita AZ
